Janitorial service on a written scope.

Commercial cleaning and janitorial services for offices, medical suites, retail, warehouses, and post-construction sites in El Paso, TX and Wilmington, NC — priced by scope and schedule, staffed by insured, background-checked crews.

Sectors we serve

Cleaned to
the standard
your space needs.

A dental suite, a distribution warehouse, and a downtown law office need three different chemistries, three different rotations, and three different levels of documentation. We scope each accordingly.

Offices & professional suites

Nightly or set-schedule janitorial for law, finance, insurance, engineering, and agency space. Desks and common areas, restrooms restocked and disinfected, kitchens and break rooms, glass, floors, and trash — done after hours so your team walks into it, not around it.

Medical & dental

Clinical-aware cleaning for exam rooms, treatment bays, waiting areas, and restrooms, with correct product dwell times, color-coded microfiber to prevent cross-contamination, and a documented scope you can hand to a compliance reviewer.

Retail, salons & studios

Storefronts, showrooms, salons, gyms, and studios that need to open spotless. Glass and entry doors, fitting rooms, stations and mirrors, restrooms, and hard-floor care on a schedule that fits around your hours.

Warehouse & light industrial

Break rooms, restrooms, offices, and shop floors in warehouses, distribution space, and light manufacturing. Includes high-traffic entry matting, dust control, and hard-floor machine work on a set rotation.

Restaurants & hospitality

Front-of-house detail, restrooms, glass, and floor care on a nightly or weekly rotation, coordinated around service hours. Back-of-house deep cleaning quoted separately by scope.

Post-construction & turnover

Rough, final, and touch-up cleans for contractors and property managers — dust removal from every surface, sticker and adhesive removal, fixture and glass detail, and a final floor pass before the walkthrough.

How a contract starts

Walk it,
scope it,
price it.

Commercial cleaning goes wrong in one of two ways: a vague scope that lets standards drift, or a bid so low the contractor has to cut hours to survive it. We avoid both by writing the scope down and pricing it honestly.

  1. Walkthrough

We measure the space, count restrooms and fixtures, note floor types, and ask about traffic, hours, and access.

  2. Written scope

Every task, mapped to a frequency: nightly, weekly, monthly, quarterly. You approve it before a number is attached.

  3. Fixed monthly price

One figure covering the scope and schedule, with periodic work like floor care priced in rather than surprising you later.

  4. Start & review

Crew assigned and trained on your building. We walk the space with you after the first month, then on a set interval.

After the first term

Month to
month.

All FAQs

01How is commercial cleaning priced?

On a written scope of work and a set frequency, not an hourly guess. We walk the space, agree on exactly what's cleaned at what interval — nightly, three nights a week, weekly, monthly deep tasks — and that becomes a fixed monthly figure. You know the cost, and we know the standard we're being measured against.

02Do you clean after business hours?

Most commercial work happens after hours or before opening, on keys, fobs, or an access code with an alarm code on file. Day porter service during business hours is available where a space needs restrooms and common areas maintained through the day.

03Are your staff insured and background-checked?

Yes. General liability, a janitorial bond, and workers' compensation are carried, and every cleaner is background-checked before their first shift. We'll provide a certificate of insurance naming your building or management company as needed for a lease requirement.

04Can you supply consumables?

Yes. Paper goods, soap, liners, and dispenser refills can be supplied and restocked on the same schedule as the cleaning, billed at cost plus handling, or we'll simply restock what you buy — whichever you prefer.

05What happens if quality slips?

You get a named account contact rather than a ticket queue, and a periodic walkthrough where we inspect against the written scope with you. If something is being missed, it gets corrected on the next service at no charge. Contracts are month-to-month after the first term because the work should keep the account, not the paperwork.

06Do you handle floor care and carpet?

Hard-floor maintenance — scrubbing, burnishing, strip and wax on VCT — is quoted as a scheduled add-on, usually quarterly or semi-annually. Carpet extraction is handled the same way. Both can be folded into the monthly figure so there's no surprise invoice.
